An iconic Cleveland landmark on Public Square for more than a century, the vacant May Company Department Store was rehabilitated and converted to mixed-use with retail, parking access and residential lobbies on the first floor, 307 market-rate apartments, 574 conditioned parking spaces in the core of the building from the basement through the fifth floor, an open three-story atrium beginning on the sixth floor and a huge tenant roof deck. Other tenant amenities include bike storage and a repair shop, maker space, a gym and fitness space, kid’s playroom and a dog wash.
Exterior work included roof replacement, masonry restoration and cleaning, terra cotta repair and replacement, window and etched glass restoration/reinstatement, window replacement, new storefronts including a mechanical storefront entrance to the parking garage, canopy repair, lighting restoration, and new lighting. Interior spaces, most of which were gutted down to structural concrete from previous abatement campaigns, received new finishes and all new MEPs. Unlike any other space in the city, the open atrium space created within the core of the building provides a large outdoor space for tenants while still maintaining the structural skeleton of the floors removed.
The May (May Co.) was selected to receive the 2021 Distinguished Adaptation of a Cleveland Landmark Award, the year’s highest honor, from the Cleveland Restoration Society and AIA Cleveland.
